In Miami, $1.7 million buys a two-bedroom condominium in a mid-rise tower. It offers roughly 1,100 square feet, a shared rooftop, and a parking space that costs extra. In Scottsdale, it buys a four-bedroom tract home on a quarter-acre lot backing onto a golf course. In London, it does not buy much at all. What $1.7 million buys in Cayo District, Belize is a different conversation entirely.
The Four Winds Mountain, the Peña-Miller Estate, is a 50.305 Acres hilltop rainforest estate above San Antonio Village, twenty minutes from San Ignacio. It is listed at USD $1,775,000. The estate is fully furnished and move-in ready. Additionally, it is built to a construction standard that most belize luxury home at twice the price do not reach.
Why Cayo District?
Belize’s Cayo District occupies the country’s western interior. This is a landscape of limestone hills,
broadleaf jungle, Maya archaeological sites, and clear-running rivers that drain toward the Caribbean. It
is the country’s eco-tourism capital. For instance, it is home to the Mountain Pine Ridge Forest Reserve. It is also home to the Caracol
archaeological zone and internationally recognised lodges that draw visitors from North America and
Europe year-round.
For buyers evaluating luxury real estate in Belize, Cayo offers something the coast cannot: genuine
acreage and mountain air that requires no air conditioning for much of the year. Moreover, there is a level of seclusion
that beachfront lots simply cannot provide. San Ignacio, Cayo’s main town, has full infrastructure.
There are hospitals, international schools, supermarkets, and a commercial airport connection through
Belmopan. The drive to Belize City’s international airport takes roughly ninety minutes.
50.305 Acres vs. a Quarter-Acre Lot
The comparison that stops most North American and European buyers: the Four Winds Mountain
estate sits on 50.305 titled acres. The median lot size for a $1.7M home in the United States is
approximately 0.25 acres. At Four Winds Mountain, that same investment secures two hundred times
the land and a private hilltop with maintained trails throughout. It also offers a fire-burn perimeter lane. In addition, there is a second
cleared building site at the highest point of the property, already ready for a future structure.
Belize’s Land Utilization Act permits agricultural-class subdivision to a five-acre minimum. Therefore,
a buyer who eventually wants to release parcels has a documented legal pathway to do so. This option allows them to subdivide without
losing the core estate or the finished residence.

8,050 Square Feet. Built to Last.
The residence offers 8,050 square feet of enclosed living and working space: six bedrooms, including
two master suites each with a jacuzzi and walk-in closet; six full bathrooms and a powder room; a great
room; a chef’s kitchen; a formal dining room; a library; a family room with fireplace and bar; a home
office; and a full billiards and entertainment level. An additional 2,668 square feet of covered decks,
patios, and uncovered terrace extend the indoor-outdoor living area to over 10,700 square feet in total.
The construction method is Covintec, a steel-mesh, polystyrene-core panel system. It is prized across
Central America and the Caribbean for its resistance to hurricane-force wind, seismic activity, humidity,
and the pest damage that shortens the life of conventional tropical construction. At this price point in
Belize, or anywhere in the region, Covintec is not the standard. It is an upgrade that most new builds at
significantly higher prices do not include.

A Turnkey Luxury Home in Belize – What That Actually Means
Most buyers relocating internationally from the United States, Canada, or the United Kingdom
underestimate the cost and complexity of furnishing a remote belize luxury home. Shipping a container of
household goods from Miami to Belize carries freight, customs, and duty costs that typically run
$15,000 to $30,000 or more, depending on volume. That is before accounting for the weeks of
delay, the sourcing of items that do not ship well, and the coordination required without being present in
the country.
The Four Winds Mountain estate eliminates that entirely. Furniture, televisions, a security camera
system, fast reliable internet, kitchen utensils, cookware, table settings, and linens are all included in
the sale price. The remote-controlled gate opens, and the driveway leads to a two-vehicle garage. In addition, the
home is ready to live in or host guests on the day of closing. For a retiree or a family relocating to Belize,
or an investor who wants to list the property for short-term rental without a lengthy setup period, that is
a meaningfully different proposition than the typical luxury listing.
The interior finishes reinforce the value: custom hardwood doors and cabinets throughout. There are poured
concrete window sills and frames, and structural beams and ceilings finished in genuine Belizean
hardwood, a material that is increasingly difficult, if not impossible, to source at this scale today.
Kitchen, dining, and bathroom fixtures are carved Belizean hardwood, granite, and marble.
No Capital Gains Tax. Same Rights as a Citizen.
Belize operates under British common law, with an English-language legal system and a property
rights framework that grants foreign nationals identical ownership rights to Belizean citizens. There is
no capital gains tax on property sales, and there are no restrictions on rental income repatriation. Moreover, the Belize
dollar is pegged to the US dollar at a fixed two-to-one rate. This system eliminates currency risk for
USD-denominated buyers.
For buyers aged 45 and over, Belize’s Qualified Retirement Program (QRP) offers additional
advantages: duty-free import of personal and household effects, no tax on foreign-sourced income, and
formal retirement residency status. The program comes with a minimum income requirement of $2,000 per month. The
Four Winds Mountain estate qualifies as a QRP-eligible primary residence.
